How to maximize the value of your home part 1

For most of us, selling our home is a process not an event. What I mean by this is that have some time before we first decide to make a move and putting our home on the market. For those who are forced into selling quickly for one reason or another, there are still things that can be done quickly and easily to maximize the home’s value. This will be a multi part series covering items that can be done with time and quickly.

The first thing to do is walk through the home with a notepad, imagining you are a home buyer. Make a list of positives and negatives. Create a list of things you would wish were done if you were buying your home. Do this both inside and outside. This includes small repairs you have been putting off, painting, possible dry rot repairs, landscaping, etc. Once you have done this prioritize the list by amount of time it takes to complete each item.

If you are in a hurry to sell your home quickly, do all the items that take very little time, then work through items that take more if you have time.

If you have time to sell your home, save the items that don’t take much time till closer to listing your home (such as tidying up-since you might get messy again anyway.) Work on the items that take longer to do.

Let’s face it, the better your home looks when it goes on the market, the quicker it will sell and for the most money.
